Tankless Water Heater Cost in Midlothian, VA (2026)
What a tankless water heater costs installed depends far more on your house than on the box on the wall. Here are national 2026 price ranges, clearly labeled, the things that push a Midlothian quote up or down, Chesterfield County's permit fees, and the money you can and can't get back this year.
Midlothian price range: not available yet. We don't publish local prices until we have real ones from contractors' quotes. Until then, the figures below are national averages from Angi's 2026 data. The written quote from a contractor who has seen your house is the number that counts.
National 2026 ranges
| Item | Angi 2026 figure |
|---|---|
| Installed tankless water heater | $2,638 on average; most jobs $1,404 to $3,901 |
| Installation labor | $600 to $1,850 on average |
| Gas unit, 120,000 to 140,000 BTU | $500 to $1,200 |
| Gas unit, 180,000 to 200,000 BTU | $900 to $2,200 |
| Electric unit, 5 to 8 kW | $100 to $250 |
| Electric unit, 27 to 36 kW | $420 to $800 |
| Gas line upgrade | Can add up to $1,000 |
| Removing the existing water heater | $500 or more |
Read the average with care. A like-for-like swap of one tankless unit for another, reusing the gas line and vent, lands near the bottom of the range. A conversion from a gas tank that needs a new gas line, new venting, a condensate drain and an outlet lands near the top, and can go past it once a furnace venting fix, a meter change or an electrical upgrade is added.
What moves a Midlothian quote up or down
| Factor | Why it matters |
|---|---|
| Job type | Replacing a tankless unit is usually simpler than converting from a tank. |
| Fuel | Natural gas, propane and electric each bring their own supply questions. Electric can mean a panel or service upgrade. |
| Gas pipe | A whole-house unit often needs a larger line than the tank had. |
| Gas meter | If the meter can't carry the new load, your gas company may need to change it, which adds time. |
| Vent route | A short run through a garage wall costs less than a long run across a basement or a roof penetration. |
| The old chimney | If the furnace shared it with the tank, the furnace may need a liner or new vent once the tank is gone. |
| Location | Garages are the easiest. Crawlspaces, closets and attics take more time and planning. |
| Condensate | Condensing units need a drain, sometimes with a small pump and a neutralizer. |
| Recirculation | A built-in pump or add-on for faster hot water at far fixtures adds cost. |
| Permits and haul-away | Usually included in a full quote, but check that they are. |
Ask for the quote itemized along these lines. It's the easiest way to compare two contractors who sized the job differently. What each of these involves.
Chesterfield County permit fees, 2026-27
Midlothian permits come from Chesterfield County's Department of Building Inspection. Its residential fee schedule effective July 1, 2026 through June 30, 2027 lists these lines that commonly apply to a water heater job:
| Permit line | Fee |
|---|---|
| Gas: repair or replacement with like appliance (natural or propane) | $57 |
| Gas: gas piping to appliances only | $57 |
| Gas: natural gas, all new installation | $114 |
| Gas: propane tank and/or product line, and gas piping to appliances | $114 |
| Plumbing: where rough-in is pre-existing | $57 |
| Electrical: where rough-in is pre-existing | $57 |
| State levy | 2% of the base fee |
Which lines apply depends on the work, and the contractor normally pulls the permit and builds the fee into the quote. When a permit is needed, and what the inspector checks.
Rebates and credits in 2026
Columbia Gas of Virginia: up to $250
If Columbia Gas is your gas company, its WarmWise program offers up to $250 for a high-efficiency natural gas water heater. As of October 2026, its rebate page lists these conditions:
- A tankless unit needs a uniform energy factor (UEF) of 0.92 or higher.
- It has to be a retrofit in an existing home. New construction doesn't qualify.
- The home needs primary natural gas heating.
- The unit has to be bought and installed between January 1 and December 31, 2026.
- The application is due within 120 days of purchase and installation, or by January 31, 2027, whichever comes first.
- Rebate quantities are limited and handed out first come, first served, so a rebate isn't guaranteed.
If Richmond Gas Works supplies your gas, this program isn't yours, since it's for Columbia Gas customers. On propane or electric, it doesn't apply either. Check Columbia Gas's rebate page for the current terms before you count on the money.
The federal tax credit is over
The federal Energy Efficient Home Improvement Credit covered gas and propane water heaters, but the IRS says it applies to improvements made through December 31, 2025. A tankless unit installed in 2026 doesn't qualify.
What it costs to run
Every new water heater carries a yellow EnergyGuide label with an estimated yearly operating cost. The estimate uses national average fuel prices, so your bill will differ, but the labels are a fair way to compare two models on the same fuel. The Department of Energy puts tankless units at 24% to 34% more efficient than storage tanks for homes using about 41 gallons of hot water a day or less, so the savings are biggest when the unit replaces a tank in a household that doesn't use a huge amount of hot water.
Ways to keep the cost down
- Replace a tank before it fails. An emergency swap leaves no time to plan the gas line, vent or rebate.
- Have the contractor check the gas load and meter early, so a meter change doesn't hold the job up.
- Keep the unit near an outside wall where the house allows, for a shorter vent.
- Make sure service valves are in the quote. They make every future flush cheaper.
- If Columbia Gas serves you, pick a unit that meets the 0.92 UEF line and file the rebate on time.
Cost questions
Is tankless worth the extra cost over a new tank?
It depends on how long you'll stay, how much hot water you use, and how much work the conversion needs. A long stay, moderate use and an easy gas and vent setup make the strongest case.
Why do two quotes for the same house differ so much?
Usually because the contractors sized the unit differently or planned different gas, vent or furnace work. Compare the itemized lines, not just the totals.
Does the permit fee come out of my pocket separately?
Normally the contractor pulls the permit and includes the fee in the quote. Ask to be sure.
Do propane tankless units qualify for the Columbia Gas rebate?
No. The WarmWise water heater rebate is for natural gas water heaters in homes served by Columbia Gas of Virginia.
